Palm Springs House - ADA Compliant Remodel

Client Information:

A 31-year-old woman purchased the Palm Springs residence from Ted & his partner, & needs it adapted for wheelchair use.

Project Requirements:

Accessibility for kitchen spaces should include to:
   -Accessible cooktops
   -Accessible sinks
   -Accessible dishwasher
   -Accessible oven and microwave
   -Accessible refrigerator
   -Accessible storage for frequently used items
   -Accessible path of travel
Accessibility for bathroom spaces should include to:
   -Accessible sinks
   -Accessible toilet
   -Accessible shower
General notes on accessibility should include references for circulation space through the home & space to access:
   -Entry/exit doors
   -Bedroom and closets
   -Dining rooms
   -Living areas

*Only notes were required for changes that were to be made to the floor plan for this specific project due to time limitations on the semester

Changes made to the kitchen:

- Lower sink to 34” but keep counter height at 36”. Angled panels will be added to allow a wheelchair to roll under the sink & protect client from the hot pipes
- Install ADA Compliant sink (6” deep) & faucet 
- Specify cooktop that allows the burner surface to be lowered to make forward approaches possible
- Specify a self-cleaning oven
- Lower upper cabinets 6” to meet the 48” reach max 
- Pantry is above reach height max but will stay for future homeowners
- Extend island to make space for a 30” workspace with a front approach
- Lower island height to accommodate the 28”-34” H requirement

 

Changes made to the dining area:

- Pull dining table out from the wall  to accommodate for the 30” W x 48” D clearance & the 5’ turning radius. Dining table is 28”-34” H

Changes made to living room:

- Angle couches so it is easier for a wheelchair to pull up to & go from their chair to the couch
- Spread furniture out more to make more space for a wheelchair to pull up next to & have a 5’ turning radius 
- Remove one of the chairs to make more space for someone to sit in the single chair

Changes made to mudroom area:

- Specify a lower washer and dryer, rather than a stacking one, with front loading feature
- Move side table & chairs in living room to accommodate the 48” D clearance in front of the washer/dryer 

Changes made to the guest bedroom:

- Either move bed against the window wall to allow for 32”-36” circulation or put in a smaller bed
- Move dresser away from door to allow space for a wheelchair to travel into the room 
- Lower clothing racks in closet within the reach range of 15”-48” or no more than 1’-9” above the chair
- Change the closet doors to bi-fold doors instead of pocket doors
- All doors meet the 32” clearance

Changes made to bathroom(s):

- Add grab bars around toilets 
- Replace toilet with one that is 17”-19” H 
- Change location of toilet to be by a wall for grab bars (master bathroom) & for clear space for the bathtub/shower
- Lower mirror for 40” max H
- Add 27”–29” of clear area under sink

- Install angled panel under sink to protect from hot pipes & allow for wheelchair to roll under sink
- Lower sink counter to between 32”-34”
- Install ADA complaint sink bowl & faucet
- Add seat & grab bars for bathtub & shower

Changes made to master bedroom:

- Remove sitting area in corner to allow a wheelchair to get into the closet
- Lower clothing racks in closet within the reach range of 15”-48” or no more than 1’-9” above the chair. Take out one side of racks to allow for more space
